                <text>This study examines the impact of real estate brokers on the price of residential properties sold in 2005 in twelve French cities. The results indicate that brokers increase the prices of properties they sell even though they appear to have heterogeneous behaviours across cities. The impact of brokers also varies by property size and age of clients. One and two room apartments have higher selling prices when sold through brokers. Buyers in their thirties and forties who seek the assistance of brokers pay more for their homes whereas older sellers obtain higher prices from broker intermediation.</text>

                <text>Considerable research has been undertaken in recent years in order to understand the relationship between being overweight or obese and urban design. Almost all researchers focusing on this link work in North America. However this problematic has recently become a research topic in Europe. Thus, one may question the relevance of the current way of thinking and methodology and its transferability from the U.S. to Europe. Recent literature dealing with the issue of the relationship between being overweight or obese and the built environment in urban context is presented in this paper. Theories from this literature have then been compared with evidence from the field, based on a medium-sized town in Germany, a country often described as less suburban. Conclusions reached in North America seem irrelevant to our European case, which shows that U.S. solutions cannot simply be transferred directly.                 <text>Ageing of the population, urban sprawl and car dependency will change travel patterns. The main objective of this paper is to give elements for a better understanding of the impact of changing demographics on the long term evolution of daily mobility using demographic-based models to forecast, for the elderly population, car-ownership, trip frequency, distance traveled, average trip distance. A second objective is to measure the impact of the long term tendencies observed on the appearance of new needs of travel demand such as a rapid increase of demand-responsive transport. The paper compares two agglomerations, both in a strong ageing process, but in quite different sociocultural contexts: a large European metropolis: Paris, and a medium sized north-american city: Montreal. Many common conclusions derived from the two different cases studies reinforce the possibility of generalizing the conclusions to other situations.</text>

                <text>La France des années cinquante voit apparaître un phénomène nouveau : la standardisation des foyers. Ce processus est essentiellement perceptible à travers les images véhiculées soit par la publicité, soit par des représentations du quotidien et de l'intime. On peut en effet se demander si les représentations publiques ne façonnent les intérieurs, pour faire du lieu le plus intime (le foyer), un modèle standard qui n'a plus de singularité. Comment, dans ce cas, retrouver son « individualité » ? comment se démarquer et exister en tant qu'individu unique ? L'album photographique sert en quelque sorte de contre-représentation médiatique : les photos de famille vont à travers un rituel scénographié, redonner à ces « clichés » à tous les sens du terme, une valeur sacrée. Le foyer contient alors ses images, portées parfois au rang de culte. L'espace intime n'en reste pas moins le lieu d'un paradoxe, celui d'une sacralisation par les images d'une histoire familiale singulière qui renvoie toutefois à des pratiques de masse. À partir d'exemples littéraires, d'études sociologiques et structuralistes, cet article, extrait d'un travail plus vaste sur la notion de « mythologie individuelle », explore un aspect des pratiques collectives de l'image, dans les sphères privées et publiques. Il tente également de mettre à jour les contaminations réciproques de ces représentations de l'intime au quotidien, spécifiquement à travers la généralisation de la photographie tant dans la presse ou la publicité que dans le cercle individuel.</text>

                <text>Ce travail de thèse s'intéresse aux processus d'appropriation spatiale à travers l'étude des Cubano-américains et de leurs ancrages dans l'agglomération de Miami depuis la révolution cubaine. Dans une démarche entre géographies politique, culturelle et sociale, cette thèse cherche à démontrer comment la trajectoire de Miami est aujourd'hui indissociable de celle des Cubains qui ont gagné la ville. Minorité devenue majoritaire, les Cubano-américains ont bénéficié d'un contexte géopolitique particulier (la guerre froide) pour s'implanter et développer Miami. À différentes échelles, cette étude analyse les relations de pouvoir et les modalités de circulation qui font naître une multitude de territoires en perpétuelles renégociations dans cette ville en chantier. En abordant Miami comme un carrefour américain, cette thèse explore les processus en cours qui « produisent l'espace » de la ville mais font également de celle-ci le théâtre d'une « troisième Amérique » qui se forme et se transforme au gré de créolisations.</text>

C'est à partir de ce constat que la Direction Générale de la Comptabilité Publique a développé une méthode d'analyse des risques périphériques. Plusieurs collectivités ont choisi de la mettre en place aujourd'hui. Malgré les besoins en matière d'informations sur les risques, cette étude met en évidence, à partir de l'étude d'une communauté urbaine, que l'acceptation de la méthode est motivée par des intérêts organisationnels et des pressions institutionnelles.                 <text>1. Several market failures would justify some forms of price control and entry regulation in the taxicab industry. Unfortunately, history shows that very often the taxi regulators get captured by taxi operators' lobbies and fail to adapt their regulation to changing market conditions. Hence, faced with a sclerotic service supply, several cities and countries have thoroughly deregulated their taxi industry... only to gradually bring back some elements of regulation later on. Since the late 1960s academics have at length debated the pros and cons of price and entry regulations for the taxi market, either using very simplified models of selected segments of the market or referring to empirical data comparing service supply before and after deregulation in one or in several case studies. Because of the paucity of available data on the demand side, most of these empirical studies generally only consider the supply side, overlooking the impact of regulation or deregulation on taxi use and on the perception of taxi services by their clients. We have selected eight capital cities with contrasting regulatory systems and carried out a survey among their residents to understand why and how they use taxis and to collect their opinion about the quality of the service provided. Some 3200 respondents answered about 40 questions. Taxi use varies greatly from one city to the other, both in terms of trip frequency and of trip purposes. A statistical analysis of the results enabled us to draw some conclusions about the impacts of various elements of taxicab regulation on the mobility of urban residents.</text>

                <text>Although poverty has been significantly decreased in China over the last twenty years, this decrease has been highly unequal across the provinces and has brought increased disparity in urban and rural per capita income. We studied the impact of exchange rate policy on urban-rural per capita income, which was marked by strong real depreciation before 1994 followed by moderate appreciation before stabilizing. We concluded that in the inland provinces where poverty is hardest, real appreciation has attenuated disparity whereas real depreciation had accentuated disparity. This result argues for a revaluation of the renminbi.</text>

L'article observe les recompositions de ces espaces d'organisation des transports publics dans la région Nord-Pas-de-Calais depuis une quarantaine d'années. À travers une lecture cartographique, l'objectif de ce travail est de déterminer les enjeux consécutifs aux évolutions de statut et de périmètre des AOTU dans une région marquée par des dynamiques de métropolisation.</text>

                <text>La région du canal de Suez, située sur une marche du territoire égyptien, résulte d'une construction artificielle autour de trois villes destinés au service du transit international. L'Etat a entrepris, depuis la fin de la guerre israélo-égyptienne, de transformer ce nouveau front d'urbanisation par une politique d'aménagement qui vise à revitaliser le canal de Suez et à intégrer la région au territoire national et à l'économie mondiale. A travers une interrogation sur les échelles, les processus, et les acteurs de ces transformations, cette recherche, organisée en trois parties, s'intéresse à la dynamique de l'espace régional résultant de la confrontation d'acteurs animés par des enjeux et des représentations qui leur sont propres. Dans un premier temps, nous examinons le dispositif régional, lequel est largement influencé par le caractère stratégique du canal de Suez, avant d'aborder les enjeux et les modèles de la politique d'intégration nationale et internationale de la région engagée par l'Etat. En second lieu, l'organisation régionale est abordée comme le produit des stratégies d'acteurs intervenant à différentes échelles, ce qui permet de soulever la question de la recomposition des rapports de forces entre l'Etat et les acteurs locaux, nationaux et internationaux, dans le contexte de la mondialisation. Enfin, l'étude des images diffusées par les documents d'aménagement rend compte de la construction volontariste d'une territorialité par l'Etat, qui s'efforce, dans cette région de marche, de forger une identité régionale référant à la Nation. En abordant aussi les représentations populaires, nous recherchons les ressorts de la mobilisation des acteurs locaux en faveur de la construction d'un territoire du canal de Suez.</text>

                <text>Les principales villes syriennes possèdent un taux élevé d'habitat illégal (Damas : 40 %, Alep : 60 %, Homs : 40 %, Raqqa : 70 % ...). L'importance des quartiers illégaux est le fruit de la croissance démographique galopante de la Syrie (3 % par an entre 1960 et 1994, 2,5 % depuis 1994), du manque de planification de la part de l'Etat, de sa lenteur et du manque de coordination entre les municipalités et les gouvernorats. Cependant le régime baathiste ne semble pas s'inquiéter outre mesure de l'extension de l'habitat illégal car c'est un moyen de renforcer le clientélisme politique à travers l'arme de la régularisation.</text>

                <text>La question périurbaine est une préoccupation contemporaine désormais omniprésente dans les débats, les orientations en matière d'aménagement du territoire, notamment aux échelles locales. Elle est en particulier discutée dans des scènes locales, à l'occasion de la mise en œuvre de PLU, de l'élaboration de SCOT, de la révision de Chartes de territoires (PNR, Pays, contrats territoriaux de développement...). Ces débats révèlent une multiplicité de discours et de représentations, parfois convenus, parfois contradictoires et paradoxaux dont font l'objet les espaces dits « périurbains » : espace dortoir, espace de relégation d'activités, espace attractif, espace de l'individualisme, espace de ségrégation, espace multifonctionnel, espace de projet, espace de qualités... Les préoccupations exprimées portent sur la dynamique de la croissance urbaine et de l'étalement urbain, la qualité des formes urbaines produites, la consommation d'espaces agricoles et/ou forestiers en réponse à la recherche de logements (individuels), l'augmentation de l'artificialisation des sols, l'évolution de l'accès aux transports et aux services, le type de développement économique, le devenir des liens sociaux sur ces espaces. Ces interrogations, a priori toutes recevables, s'inscrivent à l'évidence dans un contexte plus large de métropolisation et impliquent d'appréhender de façon transversale le sens et les devenirs possibles des « tiers espaces » (Vanier, 2008). C'est la mission qui a été confiée entre 2007 et 2008 par la DIACT (DATAR) à un groupe de travail nommé « futurs périurbains », piloté par Martin Vanier. Celui-ci, composé d'universitaires, d'experts, d'acteurs institutionnels et socio-professionnels a eu comme ambition partagée de conduire une réflexion prospective.</text>

Ses élus, qui pour la plupart faisaient leurs premiers pas dans la carrière, se sont exercés aux règles du jeu politique dans un contexte de décentralisation qui réorganisait les échelles du gouvernement local et transférait des compétences au profit des autorités déconcentrées et des présidents de commune. Partis à l'assaut des villes au nom de valeurs morales et religieuses, les élus PJD ont vite adopté une approche pragmatique de leurs fonctions, se présentant désormais avant tout comme des gestionnaires efficaces du local. En phase avec les injonctions néolibérales, ils ont mis en avant leurs formations et leurs spécialisations respectives. La référence religieuse s'est estompée, se déclinant en fonction des publics, autour de mots d'ordre consensuels, comme la proximité, la probité ou la moralité. Affichant un clientélisme moral, les élus PJD ont adopté une idéologie de l'action pour résoudre les problèmes quotidiens des électeurs. Se présentant comme des techniciens du local, ils ont également repris à leur compte les caractéristiques de l'homme de bien comme celles de l'homme d'appareil, véritable cheville ouvrière du parti à l'échelle locale</text>

                <text>Ce chapitre porte sur le processus de décentralisation impulsé au Maroc avec l'adoption d'une nouvelle Charte communale en 2002, suivie d'élections législatives en septembre 2003. Il s'interroge sur le rôle des acteurs municipaux dans la gestion et de la « fabrication urbaine », dont ils étaient marginalisés. Le modèle municipal, inscrit dans le nouveau texte re-territorialise le « local ». « L'invention » du Maire dans un cadre d'une unification des grandes agglomérations peut inaugurer de nouvelles figures et lieux du pouvoir. Néanmoins, la “municipalisation des villes” reste fortement limitée par une mise sous tutelle étroite des structures électives et d'une déconcentration importante des services du ministère de l'Intérieur. L'analyse examine les changements d'échelle des problématiques de la maîtrise et de la gestion urbaine induits par le nouveau principe affiché « d'unicité de la ville », à l'aune d'une histoire des paradigmes de ville au Maroc et des idéologies territoriales qui les ont supportées.</text>
